Why is my HDB renovation quote more expensive?

Ever wonder why the cost of renovating a 4 room flat is different? Why someone you know is getting a cheaper quote as compared to what you're getting for your resale 4 room flat? 

It would be unfair to compare costs unless you're renovating the same type and size of flats. And obviously, it would make a huge difference depending on the quality of materials used and additional items you may required.

So what else can make a difference to price for renovation between a new and resale flat? Generally, the market value for a resale flat is around 30 to 50% higher than a new flat, depending on the location. 

For a new flat that comes bare, from HDB, not much of hacking or demolition is required unless you're taking down walls. As for a resale flat, renovation usually includes the removal of existing floor and wall tiles, kitchen cabinets etc. 

Hence it quite understandable that the cost of renovation for resale flats would be costlier than for new flats direct from HDB. Therefore, renovation costs for resale flats are generally higher by 30 - 40% than new flats.
